Mortgage payment basics
How fixed-rate mortgage payments split into interest and principal, what PITI means, and which Calcuit tools to use next.
A fixed-rate mortgage uses an amortization schedule so the payment stays level while the mix of interest and principal shifts over time.
Principal & interest (P&I)
Your quoted payment for the loan itself covers:
- Interest on the current balance for the period.
- Principal that reduces the balance.
Early years are interest-heavy; later years flip toward principal.
PITI and escrow
Many budgets include PITI: principal, interest, taxes, and insurance. Escrow may add homeowners insurance and property tax into one monthly amount. Affordability tools often approximate those pieces separately.
